ANNUAL RENTAL East/West: $2,978.00 ($248.20 + electric) ANNUAL RENTAL North: $3,594.00 ($299.55  + electric) ALL ANNUALS AND LEASES WILL EXPIRE DEC. 31, 2009 Annual rates are payable by check or cash only on a monthly basis beginning January 1 and require an annual lease.  RATES FOR NEW TWO YEAR LEASES STARTING JANUARY 2008 ANNUAL RENTAL EAST/WEST:  $2,900.00 ($241.67 + electric)  ANNUAL RENTAL NORTH:  $3,500.00 ($291.67 + electric) ALL ANNUALS AND LEASES WILL EXPIRE DEC. 31, 2009 East/West   BACK-IN PULL-THRUS WEEKLY   $168   $174 DAILY   $28   $29 New Section - Llano North   BACK-IN PULL-THRUS WEEKLY   $216   $216 DAILY   $36   $36 Weekly and Daily rates include electric.  Rates are based on two people per site.  $2 per day for each additional person over the age of 12 ALL MONTHLY RESERVATIONS REQUIRE A $250 DEPOSIT, PAYABLE AT THE TIME RESERVATION IS MADE, BALANCE TO BE PAID TIME OF CHECK-IN. DEPOSITS ARE APPLIED TO RENT AT TIME OF CHECK-IN WEEKLY AND DAILY RESERVATIONS REQUIRE THE FULL BALANCE PAID AT TIME OF RESERVATION.   RESERVATION POLICY 2008-2009 SEASON  All advanced reservations prior to October 1, 2008 will require a minimum reservation of 4 months or more in the West and North; 3 months or more in the East. Reservations require a $250.00 deposit to confirm.   West and North reservations are as follows: 4 months or more reservations accepted until October 1st, 2008.  3 months or more after October 1st, 2 months or more November 4th, 1 month or more December 2nd any shorter length of time will be taken after Jan. 2nd 2009,unless the reservations is for off season months – April thru October.   East reservations are as follows: 3 months or more reservations will be taken until October 1st 2008, 2 months or more after October 1st, one month or more November 4th starting December 2nd shorter reservations will be taken.   Residents on a lot will have first choice of a reservation on that lot for the following year, 4 month minimum required in the West and North; 3 months or more in the East. These reservations must be made from March 1 to March 14. If a second party requests any lot as an annual, the current resident will have the option of becoming an annual or selecting another site.  Sites in the North are for rent and FOR SALE.  If a site is sold we will make every effort to move you to another site in the North.  NO sales to a 3rd party will take place if a site is leased on an annual basis or occupied for a shorter term and until the lease period expires. (THIS IS SUBJECT TO CHANGE)   All other reservations will be made on an availability basis.  Specific site requests can only be honored with an advance reservation of 4 months or more in the West and North and 3 months in the East. Management reserves the right to change lots prior to arrival to accommodate effective use of lot spaces for advance reservations of less than 4 months.  We suggest you do not order phone service until you arrive.   DEPOSIT REFUNDS: There is a $25 cancellation fee.  The deposit less the cancellation fee will be refunded upon WRITTEN request received prior to October 15, 2008.  No refunds will be issued after October 15, 2007.  Consideration will be given to medical emergencies or death of an immediate family member.  See Leaving Early #8 below.   RESERVATIONS MADE FOR A SPECIFIC LENGTH OF STAY MUST BE PAID IN FULL UPON ARRIVAL.  THERE WILL BE NO EXCEPTIONS TO THIS POLICY.  Shortening the length of stay upon arrival will not alter the amount due. Extending your stay may require a change of site.  Late arrivals pay from start date of reservation.  No refunds or allowances for late arrivals.   LEAVING EARLY:  There will be no refunds issued after arrival.   Consideration will be given to medical emergencies or death of an immediate family member (parent, sibling, children and grandchildren only).  If a request for a refund, under these circumstances is made, a refund will only be considered if the space can be re-rented, and only after the season is over.  A letter of documentation from the attending physician for medical emergency or, in case of death, a copy of the obituary notice will be required.
